Christmas is only around the corner and the New Year is rapidly approaching, so what better time to remind you of the services we offer? The link may be tenuous, but we’ve rounded up our 12 main services as part of our ’12 days of Christmas’. Whether you’re a longstanding friend of Fourwalls or new to our business, here are 12 services we offer – throughout the festive period and all year round.



1.  Floor plans

Floor plans are a key element of our business – they’re an integral part of the sales and lettings process and are now commonplace in almost all transactions. These days they are expected, not only for enabling the potential buyer to properly assess whether a property meets their needs in terms of scale and layout, but also for providing an accurate value of a property. We offer a variety of floor plans, from standard residential floor plans to site plans, 3D plans, architect redraws and even HMO plans for multi-occupancy properties.


2.  Professional photography

When it comes to selling a property, professional-standard photos are the difference between property viewings and a lack of interest. It’s one of the most effective marketing tools for selling a property and helping the buyer to form an emotional connection with their potential new home before they’ve even set foot over the threshold. Our photographers have snapped a huge variety of properties, from romantic ruins ready for redevelopment to brand-spanking new apartment blocks. We love the variation! They also work closely with our post-production team to ensure that the property is seen in the most realistic light and there are no surprises when it comes to the visit.



3.  Elevated and drone photography

For properties with serious wow-factor views or perhaps impressive grounds, our elevated and drone photography services are the ideal choice. Using a special telescopic mast, we can take raised photographs over landscaped gardens and beautiful front aspects, which give a greater sense of scale and space. Alternatively, for truly vast properties with expansive grounds, such as farms and country estates, our drone photography service offers a bird’s-eye view with dramatic impact. 4.  Domestic and non-domestic EPCs

Energy performance certificates – known as EPCs – are an integral part of the property sales process, providing an energy rating of a property that helps to estimate the costs of lighting and heating. In a time of rising energy prices, consumers (both residential and commercial) are keen to understand energy performance and how they can reduce potential charges. All properties in the UK, whether sold or let, are legally required to have a valid EPC (with some exceptions) so our specialist surveyors are kept very busy.



5.  Land Registry-compliant plans

Did you know that Fourwalls has a dedicated surveying team? We provide Land Registry plans to properties nationwide, from tiny retail units to large-scale residential developments and big commercial sites. We’ve been providing this type of plan for over 20 years, so you can be sure that our team have the appropriate experience to deliver fully compliant plans as per the Land Registry Practice Guide 40.


6.  Measured building surveys

Our surveying team are experienced in providing a range of professional services, working alongside developers, town planners, government agencies, investment firms and private clients, too. One of our key services is providing measured building, topographical and land surveys, using the very latest in reflector-less Electronic Distance Measurement total stations and laser measuring devices. We continually invest in new equipment to ensure we are providing the most accurate and detailed data.



7.  External/internal CGI stills and animations

If you have a vision, our in-house CGI drawing team can turn it into photo-realistic reality. Our stunning CGI images and 3D visualisations are created to the highest standard and rendered in house, perfect for investors, overseas markets and driving sales before ground has been broken or bricks have been laid. Or, if you have an empty property that needs to be furnished to capture it to its full potential, our virtual staging service is a cost-effective way of adding furniture without the expense of hiring a staging set. 8.  Full brochure design and print service

Whilst the majority of property marketing can be done online these days, many house buyers still like to have a tangible brochure to hold and read at their leisure. We offer a brochure design and print service which can be used both on and offline, with high-resolution images and the finest paper stocks, delivered straight to your office so you can get on with selling.



9.  Copywriting

One of our newest services is copywriting, providing polished, accurate copy to be used in brochures and online. Whether you’re an estate agent looking to market a private property, or a property developer putting together the collateral to help promote a new block of flats or a residential housing estate, our copywriters can adapt to any style of property or tone of voice. The team works closely with our photographers and floor planners to ensure that they capture the essence of a property as well as the hard facts, making sure the content is accurate and meticulously proofed.


10.  Area calculation plans

Calculating a property’s area can be a contentious issue – depending on where you are in the world, measurements differ wildly, and a property can vary by as much as 20%. Now the International Property Measuring Standards (IPMS) have set a benchmark to standardise property measuring worldwide: we are at the forefront of the new regulations, having been in direct consultation with RICS to provide feedback on the new rules. 11.  Photo enhancing

Our photo enhancing team are wizards at making properties look their best, whatever the weather. They can make dull days seem sunny, scorched grass appear green and even remove badly parked cars from in front of properties, so they can be seen to their best advantage. We don’t believe in concealing bad points but rather making the most of the good aspects, so you can be sure that there are no nasty surprises for your prospective buyers.


12.  3D scanning

Using a 3D scanner, we can provide a fully interactive experience, allowing potential buyers the chance to explore a property without actually setting foot inside. While floor plans and professional-standard photographs are now commonplace in property marketing, 3D walkthroughs offer a ground-breaking service that shows off spectacular properties to their best advantage. Walkthroughs are surprisingly easy to share with clients, which you can view on almost any device, zooming out to see a 3D floor plan known as a ‘dollhouse view’.
